Annapolis Towne Center, Target

VAA was Structural Engineer of Record for the design of the three-story Target facility at Annapolis Towne Center in Annapolis, Maryland.  The project consists of an integrated retail and parking facility with a 142,000 SF Target store on the third floor.  The parking ramp, located on the first and second floors of the facility, contains 418 parking spaces.  The first floor of the facility contains numerous street-level storefront retail spaces, loading docks, the Target stock room and parking.  One corner of the building contains a glass enclosed, 3-story atrium that provides a street level presence for Target and access to the Target store.

With retail above and below the parking, a number of unique challenges faced the design team.  Waterproofing of the parking level was a critical design consideration to prevent water damage to the occupied spaces below the parking level.  Insulation below and above the parking level was required to maintain a thermal barrier between the parking level and the retail levels.  The second level parking was constructed using a precast concrete frame covered by a layer of insulation, a complete waterproof membrane and a concrete wearing slab.

The Target floor is precast concrete with a layer of insulation and a concrete wearing slab.  The upper level included structural steel columns and beams, joists and metal deck to reduce seismic mass and overall cost.  The exterior design maintains the Target brand while integrating with the Towne Center development by using steel studs, brick, metal panels and glass.
