This wood framed senior housing facility includes a two-story assisted living, a four-story over pre-cast parking structure independent living, and a two-story commons area. The commons area has a chapel, dining, common living room, other small amenities and a coffee shop.
REVIT®, a three dimensional modeling tool, or BIM software was used on this project. Through the modeling process there was extensive coordination with the architect, in the structural design. This enables more coordination prior to construction, dramatically reducing the number of change orders. BIM provides for a virtual 3-D model of the building and site facilitating coordination before construction, a great proactive benefit to the project.
A high water table presented issues that VAA worked through with the architect to ensure the building was raised high enough. In the end the building will be a comfortable margin above the water table meeting requirements for HUD financing.
Our structural team provided a design, which simplified the structure. This resulted in significant cost savings while maintaining the architectural interest of the building. The architectural direction was to create interest in the façade using off-set planes.
